These 10.898 acre & 11.08 acre parcels are located 2.5 miles to 4 miles east of Van Horn, Texas. All parcels have PAVED ROAD FRONTAGE with access from the "Frontage Road". The frontage road parallels the North side of Interstate 10. Purchase the property for speculation, build a horse ranch / home, install a manufactured home, camp, park your RV. There is legal access from the paved frontage road. Use the land for: Speculation, Build a Horse Ranch, Home, install a manufactured home, camp, park your R.V., or the children/ grandchildren, or just to say you own a piece of the great American West The County has no restrictions, at this time, as to use of the property. Commercial use is acceptable. You must comply with all County, State & Federal Regulations when Building. There is no requirement to build on this property

Water and Sewer:
You will have to drill a well or use a cistern/ storage tank for a source of water. We have been told that the water table is approximately 700 feet. We CAN NOT guarantee the success of a well. For Sewage, a septic tank must be installed. As is the case with anywhere in the USA, you must obtain any permits and/or approvals required for installing septic systems or drilling a well. The installation of water and / or septic systems is at the buyer's expense. No percolation tests have been performed on the properties.

Electric & Telephone are located along the paved road in front of each parcel. Individual meters and connections have not been set. There is an easement for a 4 inch main gas line running east/west thru certain parcels. The plat map shows the location of the main gas line. Buyer is advised to verify the utilities location and the cost to have services provided to the property.

Mineral Rights:
All Mineral Rights have been previously reserved by other owner(s) and / or the State.

Property Taxes:
Property taxes are approximately $350.00 per year, for each parcel, but may be subject to reassessment by the county Property surveys: The parcels have been surveyed and all corners of each parcel are marked, as of the date of the map being recorded (September 2002). Culberson County:
Originally part of El Paso County, 3815 square miles was split off and organized in 1911 to become Culberson County. Van Horn became the County Seat in 1912. By 1920 the Counties population was 912. Today the population is approximately 2,975. Terrain in the county ranges from flat to mountainous; elevations start at approximately 3,000 feet to go to over 8,700 feet. Van Horn:
Van Horn is the County Seat for Culberson County. It is Located approximately 120 miles southeast of El Paso and sits astride Interstate 10. With a population of approximately 2,435 it is truly small city living within the very large State of Texas. This small City has many amenities which include: 9 Hole Municipal Golf Course, Airport with two lighted 6,000 ft runways (100 LL & Jet Fuel avail), County Hospital, County Court House, County Rodeo Grounds, City/County Library, Visitors Convention Center, Several Churches, Restaurants, several hotels, three R V Parks, and Culberson County Historical Museum. Its greatest assets include the "Magnificent Landscapes and Awesome Skies". Van Horn is now known as "The Cross Roads of the Texas Mountain Trail" ; the trail that leads you to, Guadalupe Mountain National Park, The Carlsbad Caverns (New Mexico), Sierra Blanca, and Hueco Tanks State Park. Van Horn History:
Like many towns throughout the West, Van Horn was established when the need for a constant supply of water became necessary for the military and pioneers. The original Van Horn Wells, discovered in 1849, is approximately twelve miles south of the current site of Van Horn (within a few miles of this ranch). This was one of the dependable water sources in the vast region of West Texas. It wasn't until 1881 that the town was formed and named after Lt. James Judson Van Horn. That same year, Van Horn became a watering hole for the Texas & Pacific Railroad providing water for the steam engines carrying freight and passengers to and from the new frontier. Pioneers gradually were drawn to the area due to the excellent water and mild climate. With the American Highway System being built, Van Horn became a welcome stop for automobile travelers. It lies almost midway between San Antonio and Phoenix and makes for a great stopping off point when traveling between these points.
